Project Goal:

For Foundation Communities Executive Director Walter Moreau, it’s a dream project — a residential complex with amenities and access to transportation, green spaces, schools and services. “Our mission is to create housing for families to succeed, not just cheap rent. It’s really about on-site services, affordable utilities, affordable transportation options.” Affordable housing proponents have long called for affordable housing inside the city instead of on the outskirts because people who need affordable housing typically need public transportation. M-Station is located in the MLK Transit Oriented Development (TOD) zone in central Austin. Families can easily get downtown or to the University of Texas campus via the light rail stop nearby or walk their kids to school or child care. In addition to all the transit connections, they are pushing the envelope on some green building/lifestyle features.

Solution:

The 150-unit, smoke free, multi-family residential project located on a 13-acre brownfield site bordering the Boggy Creek Green Belt. M-Station was the first tax-credit funded, affordable housing development in Austin and achieved both LEED Platinum and Austin Energy 5-Star certification. Contects is providing LEED for Homes, Enterprise Community, and Austin Energy Green Building program support services. M Station’s rent will be structured so that the apartments will accommodate a range of incomes. Foundation Communities is partnering with Open Door Preschool to include an on-site day care center, which will provide free childcare for tenants. The planned Meredith Family non-profit focused development across the street will offer tenants access to the Sustainable Food Center and the Austin Children’s Museum’s workshop.
